The debate rages whether player housing should be open world or instanced. I believe it can have the best of both worlds:
Selectively instance housing such that neighbouring homes are actively used by instancing to online or favourited players. Without a guild, neighbouring houses are those players who are currently online and in the (nearby) zone(s). In a guild, those neighbours are your online guildmates. Enjoy playing with specific players? ‘Favourite’ their houses so even when they are offline, you can drop by
Even on a quieter server, by selectively instancing housing to the nearby online players means there would be higher rates of seeing the neighbourhood be actually lived in. And if simply instancing to random nearby online players does not work too well, adjust the algorithm to maximize neighbourlyness
I would prefer proper instanced housing without anyone else around me. I don’t want to live in a neighbourhood.

I’m more of a fully instanced housing fan, but I actually kind of like this idea? Having my guildies as neighbours sounds cute, haha.
Of course it has to be instanced and not open world. Or else there would not be room for everyone, and people would fight over the best places.

Why not have both a private house and a guild house?

Sure lets have best of both worlds but if you want open world you need the following achievements:
Hota Title for PvP
Mythic Raid end boss killed 5 x
M+ all keys completed on lvl 20+ or above
New expansion comes your place got demolished by whatever is the force or forces invading that expansion. You have to start over for the new expansion except you lucky your collectibles where saved and are now being held safe. You need to pay 3million gold to get them back.

Same argument the vanilla devs had, and they couldn’t solve it.
Not having high hopes for modern Blizzard or this community on this front. I expect it’s going to be instanced.
Considering how laggy anything is with multiple players, instanced is going to be so much better performance wise.
what if… its instanced… But its on like a list? Like in the premade finder.
You can select your house to be public or invite only.
Everyone gets their faction city apartment. With several floors if they can afford it.
Decorate it with what ever they want.
Depending on how big your apartment is. You can only have x amount of guest visiting and so on.
Foxy rogues should be able to go into other people’s houses and loot their drawers.
And everybody else should be able to set awful traps that will completely mutilate said rogues.

If they wants the sweaty after raid drawers then the rogues can have them!
I imagine it’ll be instanced with different locations around the world, so everyone can find something suitable. That’s also easy for Blizzard to expand upon over time.
The houses will probably be very Garrison-like in that there’ll be different blueprints for different styles of buildings and ways to upgrade them into bigger versions.
And I would guess visiting other people’s houses will be akin to visiting someone’s Garrison.
The interior decorations and how Blizzard will approach that remains to be seen, but locations and buildings ought to be very Garrison-esque. I can’t imagine otherwise.
